Birla Estates Central Noida is being developed by Birla Estates, the real-estate arm of Aditya Birla Real Estate Ltd. and part of the Aditya Birla Group.
Birla Estates is a wholly owned subsidiary of Aditya Birla Real Estate Ltd. (formerly Century Textiles and Industries Ltd.), part of the Aditya Birla Group — one of India's most respected business houses. The company develops residential and commercial projects across Mumbai, Bengaluru, Gurugram, Pune and Delhi NCR, and reports a development pipeline with a gross development value of about ₹60,000 crore. Its residential projects are known for design-led planning, landscaped open spaces and a focus on quality of construction.
Central Noida marks a big step for the brand in the Noida market. Here, Birla Estates is reported to be acquiring a ~10-acre land parcel for nearly ₹1,000 crore — its second major Noida-region project after the 5-acre Greater Noida West co-development — to build a premium luxury community. In October 2026, media reports said Birla Estates was in advanced talks to acquire a ~10-acre land parcel in a well-developed part of central Noida from the Shipra Group for nearly ₹1,000 crore, or about ₹100 crore per acre. The site is reportedly close to projects of two established developers and is intended for a luxury residential project. Neither company has formally confirmed the deal yet, and the project configuration, timeline and launch details have not been disclosed.
